The area concerned by the industrial regeneration project measures 48,000 m² with a gross floor area for residential and business use of 10,392 m² (with 20% of the homes at controlled prices). The project is divided so that the private firm is also totally responsible for building university halls of residence, a public square, a sports centre with regular-size football pitch, a bowling lane, children’s playground, a park area with facilities and public car parks. The site plan, approved by the Architecture Heritage Board, includes: regeneration of the 3 buildings comprising the old eighteenth-century farmstead; construction of 5 buildings of different heights (2, 3 and 4 storeys) in relation to the listed protected farmhouse, public car parks, regeneration of the railway arches for production and business functions, stretch of roads, stretch of green cycle path, park area with facilities and around 200 bushes and trees (114 apartments). The apartments have been designed in close liaison with the company Eubios for the supply of air conditioning in summer and heating in winter through underfloor panels and induction cookers (avoiding hundreds of metres of gas pipes, and the related dangers). The excess of energy produced by the remote heating inside the area will provide heating for the nearby parish church and various existing halls.
